Zavia GIS Consulting provides preliminary desktop screening and GIS mapping support based on publicly available data. We are intentionally scoped this way to keep pricing reasonable, turnaround fast, and the service honest.
What we provide

- Constraint overlay mapping (floodplain, wetland, woodland, watercourse, regulated areas, natural heritage features)
- Buffer and proximity analysis
- Report-ready GIS figures and exhibits for consultants
- Field-data cleanup and spreadsheet-to-map conversion
- PDF deliverables, with KMZ and QGIS files on request
- Plain-English screening notes and suggested next questions
- Identification of the relevant authority or professional to escalate to
What we do not provide
- Formal Phase I or Phase II Environmental Site Assessments
- Legal land-use opinions or title review
- Engineering design, civil engineering, or structural review
- Surveying or boundary confirmation
- Permit applications or regulatory sign-off
- Buildable / not-buildable conclusions
- Formal planning opinions
- Insurance or mortgage advice
Data sources and limitations
Zavia uses publicly available GIS and planning data including Conservation Authority mapping, provincial natural heritage data, floodplain and hazard mapping, parcel context, and municipal open data. Data availability, accuracy, and currency vary by location and authority. Every Zavia deliverable identifies the specific datasets used and the date of access.
Final confirmation of any mapped condition should always be obtained from the relevant authority or a qualified professional. Zavia GIS Consulting is not liable for actions taken based on screening outputs without follow-up professional review where indicated.

Scope and pricing are confirmed in writing before any engagement begins. Standard turnaround is 2–5 business days depending on the package. Rush turnarounds are available case by case. A standard NDA is available on request for consultant work.
